Buyer’s (Buyer’s Agent) Guide to Purchasing BD Lake property
David M Ogletree, CPA Broker
My name is David Ogletree, I am a licensed Real Estate Broker and a licensed CPA in Texas. I lived in Dodd City for four years from 2012 until 2016 where my daughters attended Dodd City ISD. I have owned a cabin and thirty acres one parcel over from the new Bois d’Arc Lake since 2006. I am a Broker Associate of RE/MAX DFW Associates. I registered www.BoisdarcLake.com in October 2015 and www.RalphHallLake.com in December 2020. I built the initial consumer related real estate sites and then began corresponding with thousands of individuals interested in learning more about our two new large lakes and Fannin County in general.
It is with these vast numerous conversations and related waterfront real estate transactions, that I have compiled this Buyer's Guide available for purchase. I realized early on there was a need for concise information to help other agents from outside the area who may not have the requisite compentency yet for waterfront transactions. This guide is meant to get you up to speed FAST on all the nuances associated with lake lot land purchases. I have added a condensed version of the published BD Lake Shoreline Management Plan (SMP). The BD Lake SMP was voted on and approved by the North Texas Municipal Water District (NTMWD) that owns and manages the lake on October 22, 2020. NTMWD then amended the SMP in December 2023. Other detailed information regarding the new lake area, planning and zoning requirements, the top ten real estate related contacts in Fannin County, pricing commentary and links to ALL the official source documents.
